Let The Seller Beware- New Australian real estate start-up guaranteeing house sale at agreed price

Let the seller beware. This latest Australian real estate selling technique would be close to security fraud in America. I am surprised the Australian securities commission is allowing it.

Nobody can guarantee a price or a return on real estate. It is simply impossible.

No doubt this company will make many guarantees to homeowners who may purchase other properties based on the guarantee of the company. 

For example, A Couple buys another $500,000 home based on the fact that they have a guarantee from this company. But then the company goes bankrupt.

Now that couple has a mortgage on two homes and they go bankrupt as well.

The Company making the guarantee may be ok when prices are rising as they did prior to 2017.

But when prices go south there is no way the company can keep it's guarantee and they will face lawsuits and eventual bankruptcy.

There has been a short term up term caused by frantic buying from Hong Kong homeowners fearing for their families' lives but that won't last long.

So they make some short-term profits but as soon as the market turns south again, and it will,  they will not be able to keep the guarantees to the sellers. The sellers will be in serious trouble especially if they purchased other properties based on the  company guaranteed the selling price

In the next couple of days, I will see if this company is listed on the stock exchange because I think it's a great short position.

There's a new real estate start-up promising to reduce the stress of selling your home.

Brick Floor guarantees to buy a seller's property - at a fixed price - before the "For Sale" sign is even posted.

As CEO Dean Fraser explains, it enables the vendor to test the market and run a competitive sales campaign, with the knowledge of having a definite buyer waiting in the wings.

"We offer an upfront commitment to buy a seller's home for a competitive price that we lock in before they have even listed their home," Mr Fraser told 9News.
No matter who ends up buying the house, Brick Floor will always charge a fee.
"It is two per cent on the amount that we have guaranteed, payable at settlement," Mr Fraser said.
The scheme is suited to vendors who are simultaneously in the market for a new home.

"A seller can settle within 10 business days if that is their preferred option, or up to six months later," Mr Fraser said.

Melbourne-based Michael Reidy used Brick Floor when selling his eastern suburbs property in September.

He happily handed the keys over to a private buyer for a higher price than was offered originally by Brick Floor.

"Having surety that we could sell, avoid bridging finance, not being caught was really the biggest attraction of the offering," Mr Reidy said.

But independent finance expert Scott Haywood advised consumers to check the details.

Mr Haywood said in addition to the two per cent commission charged by the service, sellers should factor in other fees and charges.

"Because you still have to pay the real estate agent remember, so the real estate agent might be charging 1.5 or 1.6 per cent plus marketing fees," Mr Haywood said.

"It could become an expensive transaction."

The venture, which currently operates in Sydney and Melbourne, is backed by ANZ and a high-profile board including economist Saul Eslake.

For now Brick Floor only deals primarily with house sales within 50 kilometres of the Sydney and Melbourne CBDs.

But there are plans to expand nationally.

And while Brick Floor is selling peace-of-mind, remember that when it comes to the real estate game there are never really any guarantees.

International Council of Shopping Centers CEO Tom McGee discusses the future of shopping malls and why some analysts say we’re seeing ‘the death of retail,’ despite 90 percent of sales still take place in physical stores.

As more shoppers flock online, malls are being forced to find new ways to appeal to consumers.

While some are worried about the death of retail, the International Council of Shopping Centers CEO Tom McGee explained how shopping centers are evolving to meet consumer needs.

“Ninety percent of all sales still happen in a physical store,” McGee said on FOX Business' "Mornings with Maria" and he added that malls are expanding beyond solely retail, by adding more dining and entertainment options.

“People [are] spending more money on experience and services, particularly millennials and aging baby boomers,” he said.

McGee also responded to analysts who say we may see online retail overtake stores in the near future. McGee believes over the next decade, “you're going to see a tremendous amount of convergence between the physical and digital worlds.”

Despite there being six fewer shopping days between Thanksgiving and Christmas this year, McGee still expects a strong holiday season. The International Council of Shopping Centers is forecasting a 4.9 percent increase in holiday spending compared to 2018.

“Shopping centers are a place that's part of the holiday tradition,” he said. “People go to obviously purchase goods. They also go to get in the holiday mood.”
